Location

Not since Frank Lloyd Wright's masterpiece Fallingwater has such an intimate connection between a building and water been created as between the Holiday Shores Condotel and one of the world's great rivers, the mighty Mississippi. The Holiday Shores Condotel will sit directly on the west bank of the Mississippi River in McGregor, Iowa not just overlooking, but practically overhanging the main river channel. There isn't another site like it anywhere from Minneapolis to New Orleans.

The historic City of McGregor is a small working river-front city of 900 nestled in the woods. McGregor is located three miles from Prairie du Chien, Wisconsin, (population approx 6000) and a mile from Marquette, Iowa (population approx 400) home of the Isle of Capri Casino.  It is also less than a half-day's drive to several major metropolitan areas including 1.5 hrs to Madison, WI (population 450,000), 2.5 hrs to the Quad Cities area made up of Davenport and Bettendorf in Iowa and Moline/East Moline and Rockport in Illinois and surrounding communities (population 400,000), 3 hrs to the Milwaukee, Wl area (population 1,750,000), 3.5 hrs to the Minneapolis, MN area (population 3,000,000) and 4 hrs to the Chicago, IL area (population 9,400,000). One of the great assets of the Holiday Shores site is its location within the Upper Mississippi River National Wildlife and Fish Refuge.  The 261 river mile refuge contains nearly 240,000 acres of wooded islands, marshes and backwaters that offers virtually limitless opportunities for exploration and relaxation.  As a means to truly open this area up to condo owners, the Holiday Shores development is making plans for a timeshare houseboat program that will give condo owners the option of purchasing shares of luxury houseboat(s) that will be berthed at the adjacent marina.  Based on the number of time shares purchased, program participants will be able to reserve time to use the houseboats for enjoying the refuge and Mississippi River with their friends and family.  Details and costs of this program are still in development.

The houseboat time share program includes plans to provide solar powered houseboats that will be powered either fully or primarily by solar power.  With plans for long distance cruising, fuel costs and availability are of concern, as is protecting the environment.  These boats make a strong statement about our committment to preserving the environment and with the cost of marine fuel rising and supplies having an uncertain future, assure program participants the ability to enjoy a boating lifestyle.  When the solar houseboats are not in use, they will generate electric power that will be provided to the condos.  Be sure to keep up with Holiday Shores Condotel project progress for a look at the solar houseboat designs. 

The Mississippi River, at a length of 2550 miles, possesses an almost unlimited amount of beautiful back bays, tributary rivers and shore line to enjoy.  It provides a beautiful setting with excellent boating, fishing and a life-time of exploration.  Tug boats, the work horses of the River, ply their trade moving barges along North America's aquatic highway and recreational boaters enjoy the scenic surrounds of the Upper Mississippi River Valley. The area also offers many other recreational activities such as hunting, biking and hiking. Many historic cities, big and small, including Minneapolis, St Louis, Memphis and New Orleans lie along the banks of the Mississippi.  Numerous scenic tributary rivers from 32 states and two Canadian provinces, including the Wisconsin River, empty into the Mississippi. The Wisconsin River, having meandered its way through much of Wisconsin, joins the Mississippi less than 4 miles from the Holiday Shores and offers a vast choice of canoe and kayaking experiences. At the end of the Mississippi River lies the Gulf of Mexico and your gateway to the world. The opportunities for discovery are endless!

The world is at the doorstep of the Holiday Shores and condo owners will have the opportunity to explore it by being offered the option of being part of the "Southern Horizons" program in which a flotilla of houseboats will travel south in late fall to southern destinations.  The boats will travel south down the Mississippi River stopping at Riverfront cities along the way to the Gulf of Mexico.  The boats will then travel along the coast to destinations in Florida, the Gulf Coast and as far south as Mexico and Central America.  Houseboat Timeshare program participants will be offered a cabin on the houseboats for the trip.  Southern Horizons travelers can elect to stay for the entire trip or get off at any location along the way to fly home.  The houseboats will return to the Holiday Shores in the spring. 

With the vast majority of the Mississippi River shoreline already in the hands of federal, state and local government and private conservancies, there is precious little land available and more of it moving into the hands of organizations that will prevent it from ever being built on. The Holiday Shores location is truly a rare find. Mark Twain, a great observer and writer of life on the Mississippi River once said "Buy land, they're not making it anymore." Given the shrinking amount of land available on the Mississippi River and the demand, his words hold more true than ever for a site like the Holiday Shores Condotel.
