Today's vacationers are looking for more than what made their parents happy and with that in mind, the Holiday Shores Motel is preparing to emerge like a beautiful butterfly from its tired old cocoon. In its place will rise the new Holiday Shores Condotel ready to offer new generations of guests the beauty of the mighty Mississippi River in a more comfortable, more luxurious facility with more amenities. The Holiday Shores Condotel will also offer one very special feature, the opportunity for condo owners to become partners in the success of this new venture by participating in the condo-hotel rental program. Condotels are the hottest new idea in real estate investing and the Holiday Shores Condotel is destined to be a success as both a vacation destination for our guests/owners and business investment for the smart investor. The condotel concept offers individuals the opportunity to purchase condos that they can use when they want and if desired*, turn over to on-site management to maintain and rent when they aren't, providing income, value appreciation and a vacation home to enjoy. *Participation in the condotel condo lease program will require purchase of a standard furniture and decor package. Some may prefer a condotel arrangement with condos that are rented when they are not using them, others may prefer not renting their condos. Some may prefer luxury and others simple accomodations with less ammenities at a lower cost of condos and maintenance. During the development stage, your comments will help determine the direction that the Holiday Shores Condotel takes. To contribute your thoughts, we ask that readers review the above planned "Facility Amenities" list and complete the Suite / Facility Amenities Questionnaire. By commenting on planned and suggesting additional facility amenities that you would like, your ideas will help to shape the Holiday Shores Condotel. Once the Holiday Shores Condotel is built, condo owners will have the opportunity to contribute to the direction and success of the Holiday Shores Condotel development. We will set the sails and all owners will help to plot the Holiday Shores' course as members of the Holiday Shores Condo Owners Association. No one knows the direction that real estate will take in any particular year however, waterfront has historically had the greatest appreciation of all real estate. It also holds its value in a down market the best and is increasing in demand while decreasing in supply. While we may be a bit partial, waterfront doesn't come any better than the Holiday Shores. Additionally, while rental income can't be guaranteed, we are confident that the Holiday Shores Condotel with its new marketing plan can increase historic income several times over. The business plan calls for sharing rental income with a 50% share to the condo owners and 50% share to the on-site management. Based on a estimated conservative 60% occupancy rate, at $90.00/day, the smallest condo unit could bring in over $800/month to the owners. To market the condotel the Holiday Shores will use a combination of internet, travel agents, wedding shops/services, newspapers, periodicals, advertising flyers and of course by word-of-mouth from its happy guests and owners.
